MARC raises $5m seed to check real estate invoices against contracts
Work-Bench and MXV Capital backed the spend intelligence start-up, which turns vendor contracts into structured data and flags invoices…
MARC describes itself as the operating expense control layer for institutional real estate. It is an AI contract platform for multi-family property owners and managers, built to show what vendor contracts say and whether the invoices being paid match them.
MARC connects to the systems a property company already uses, including RealPage, Yardi, Entrata, AvidXchange and Sage Intacct. It reads contracts from SharePoint, OneDrive, Google Drive, Outlook, uploads and scanned documents, and turns rates, terms, renewal dates and escalators into structured data. Invoices are then benchmarked against the portfolio and the market median.
For accounts payable, MARC codes invoices to general ledger accounts and sends only exceptions to a person; its site claims a process five times faster. A bid management feature drafts bids from signed scopes, invites vendors and compares quotes with the median. A portfolio view shows contract coverage by category and community, along with opt-out and expiry windows.
The site targets ownership groups, third-party property managers and owner-operators. It names Birge & Held, which it says raised verified contract coverage from 19 percent to 91 percent across 24,000 units, and STYL Residential with Magnolia Capital. It cites $90 billion in combined customer assets under management and $150 million of contract spend analysed. Access is read-only and scoped, with enterprise single sign-on, SOC 2 Type I and Type II and CASA Tier II. No prices are published; it offers a 15 minute consultation with a leakage estimate within a week.
