Property and software meet in this investor's work, which concentrates on technology businesses that own, rent or operate real estate. The firm calls itself a tech-enabled real estate investor, and it has been active in European real estate technology since it was formalised in 2018.

The two-part model

Revolt says it introduced a structure to Europe that it calls TERE. Each deal has two sides: an operating company (Opco), which is the technology business, and a property company (Propco), which holds the new kind of real estate asset that the technology creates. Investors can therefore take exposure to the technology and to the asset class it brings into being. The firm's reasoning is that technology is changing how people find, assess and use buildings, and that asset-backed technology companies are poorly served by venture funds and by traditional property institutions because their capital needs do not fit either group.

The firm lists three ways it adds value. Strategy support comes from people who know both industries. Infrastructure gives companies direct access to the real estate value chain, from acquiring buildings through to asset management, backed by a global network. Capital means investment terms designed around each company's needs, so that the technology and the property plan work together.

Revolt invests in asset-backed technology companies that are creating or reshaping alternative real estate categories. It describes three principles behind its platforms: structured equity that combines the Propco and Opco sides, partnerships with strong technology leaders and their founding teams, and a macro opportunity that comes from technology's ability to scale quickly at low marginal cost. It prefers addressable markets that are large, and companies with a proven way to scale.

Chapters of investing

The site divides its history into two chapters. Chapter I lists nine historic investments,. Chapter II is built around the Propco and Opco structure and, for now, shows a confidential first investment. The firm's partners bring backgrounds across European real estate platforms and technology investing in the US, UK and Europe.
